A third developer, Park Square Homes, has entered the fray for the completion of the few new home options left in the Dr. Phillips area. This community was started by Unicorp who sold the property to Pulte Homes then somewhere along the line the baton was passed to Park Square Homes. According to their website, only 2 models are available ranging in price from $450k to $480k and waterview homesites. It’s hard to imagine any significant body of water where the former Rinker concrete plant used to rest. Perhaps it’s the cement pond referred to by Uncle Jed & Granny in the Beverly Hillbillies. The good news is that there are signs of homes being completed so hopefully the there is an end to the changing of the guard for developers here. Real Estate Market Statistics for Orlando as of April 2007

The real estate market numbers here in Orlando continue to deteriorate in our tradtitional peak season which lasts from Spring Break to the end of Summer Vacation where many residents plan their move before resumption of the new school year. Last year was the first year in about a decade where the traditional peak season for real estate in Orlando did not take place and it looks like this year we’re off to a sluggish start for this period with inventories at a 24 month high and less properties selling each month. Money magazine predicts the Orlando market to decline another 4-5% in 2007 and the numbers seem to coincide with their prediction.
